Q1What's the minimum stay?
Minimum stays vary by season. During summer peak (July–August), a 7-night minimum applies until 90 days before check-in, after which shorter stays may become available. Winter holidays typically have 4–7 night minimums. Shoulder seasons (spring, fall) and regular midweek periods have more flexible minimums — check the calendar or email stay@kinpine.com.
Q2Is it good for kids? What ages?
Excellent for kids of all ages. There are bunk rooms, a den lounge with foam beds, the Pac-Man arcade, a piano, Legos, board games, safe forest surroundings, and beach access. For infants and toddlers: 3 pack-n-plays/cribs and a high chair are on-site, and beach toys, chairs, and floaties are available for beach days. The heated driveway makes arrival easy in any weather. Teenagers love the arcade and great room.
Q3Can we bring a dog?
No pets are allowed at Kinpine House.
Q4How does beach access work?
Incline Village has private beaches (Incline Beach, Ski Beach, Burnt Cedar Beach) restricted to residents and registered guests. As a Kinpine House guest, you can access these beaches — hosts can help facilitate entry at the gate. Sand Harbor State Park (12 min away) is a public beach requiring a per-car fee.
Q5Is there EV charging?
Yes. The 2-car garage includes an EV charger. The heated driveway fits 6 more vehicles.
Q6What's the WiFi like?
Fiber WiFi — high-speed and reliable. Multiple people can work remotely or stream simultaneously without issue.
Q7Is there a dedicated workspace?
Yes. Bedroom 1 (lower level) has a writing desk, and Bedroom 5 (main level, cal king) also has a desk. The kitchen island and dining table work well for group working sessions.
Q8How far is it from Reno airport?
Reno-Tahoe International Airport (RNO) is approximately 45 minutes away. It's the closest major airport.
Q9Can we arrive early or check out late?
Standard check-in is 4:00 PM and check-out is 10:00 AM. Early check-in or late check-out may be possible depending on adjacent bookings — contact hosts when you book to request.
Q10Is it good for a corporate retreat?
Yes. The home has fiber WiFi, multiple work-capable areas, large dining and meeting spaces, and accommodates up to 19. The combination of remote location + full amenities makes it excellent for leadership offsites, team gatherings, or creative retreats. Contact stay@kinpine.com for custom arrangements.
Q11Is there a hot tub?
Yes. A 7-person private hot tub is available year-round. It's especially popular in winter — steam rising into cold mountain air with a forest backdrop.
Q12How many bathrooms are there?
5.5 bathrooms total. 3 bedrooms have en-suite baths. The remaining bedrooms share bathrooms. Bathrooms are distributed across all floors.
Q13What are the check-in / check-out times?
Check-in: 4:00 PM. Check-out: 10:00 AM.
Q14What makes Kinpine House different from typical vacation rentals?

Q15Is the outdoor grill propane or gas?
Natural gas — the grill is connected to the home's gas line, so it never runs out of propane. This is a detail guests often appreciate after experiences elsewhere.
Q16Is there gear for infants and toddlers?
Yes. There are 3 pack-n-plays/cribs on-site. The heated driveway and forest setting make it easy with young kids. The bunk rooms keep older kids separate. Hosts can point you to the nearest grocery and gear rental if you need anything else.
Q17What kinds of groups book Kinpine House?
The most common stays are: multi-family group vacations (3–4 families combining, 12–19 guests), milestone birthday trips, annual family traditions, company offsites and work retreats, old friend reunions, and ski groups. Wedding-adjacent gatherings (housing for a nearby wedding) are also common. It works for any group that needs more than 5–6 bedrooms under one roof.
